How should I handle this? Renting apartment with water damage.

So over the last two months I have found brown spot on drywall on one wall. On both sides are my second bedroom(son's room) and dining room on other. It's is offset from the upstair neighbors a/c unit. It's getting.g to point where I can smell it and it has damaged clothes in his closet. He has not been sleeping in there. I'm allergic to mold, but its not that far yet I hope.
How should I handle this? He has concluded its from a clogged drain hose from neighbor. It been two weeks.
 
FWIW: you can call a mold remediation company and have them give you an estimate, then send that via registered mail to your landlord. It's about all you can do. You could easily break your lease because of it too. Generally by the time you see that moisture it's moldy somewhere.
 
I think the land lord has like 20 business days to fix the problem after you notify him of it via registered mail before you can break the lease. I know it's on on google somewhere.
 
File a mold complaint with the city and do it asap. Probably at city hall- landord/tenant dept. That spot indicates mold already and that is not healthy for anyone, especially kids and asthmatics.
 
Not healthy at all. File the complaints and send the letter to landlord via registered mail like everyone else mentioned ASAP dont wait

Thanks guys I appreciate the info. This is a great reason to break my lease and get a place without all carpet. I hate carpet + 20month old son. + mold... I'm outta here.

And the first thing you do in the new apartment is rip out the carpet. I did in every place I rented. Get those nasty people germs out of the apartment or you spend your rent on breathing other people's dust mites. Replace the carpet when you leave. Carpets are nasty!!!
 
I got new carpet when I moved in. I love carpet in bedrooms and steam cleaning is best way to deal with leftover germs without investing into something you will never own. I would love a place with hardwood all way around, but renters generally won't take care of it. :( I would.. my place always looks great. Btw.. update on the watermarks. A guy came out and said that the walls will dry and he didn't find mold. They fixed leak upstairs. The stains should lighten up. I will lose my security and referance if I break lease. He said he would gladly replace drywall. I told him to leave it and hire a pro to come out. This was at 7am... Very unprofessional. I'm going to call the village tomorrow to find out procedure.
