We need to find new renters for our landlords so we can get out of our lease early. This is a wonderful 2 bed 1.75 bath duplex with 2 car attached garage, fenced in backyard, and 1100 sq ft. Great location in Highland, IN right off 41. Please let me know if you or anyone you know might be interested!

$950 a month

I am not sure about Indiana but Wisconsin law requires a 2 month notice to break a rental lease. Many landlords try to force their will on their tenants and don't even know the laws of their state. I used to own 15 buildings in Wisconsin so I am knowledgeable on the laws here, at least five years ago anyway.

If both parties agree. This is a mute point

In Chicago you just need a willing subletter and an accomodating landlord.

Ben, who is responsible for the upkeep of the grounds and landscape?

Wow, missed this for a minute, lol, but our landlords are willingly letting us out early. We have a great relationship with them. And in our lease it specifically says no sub-letting.

Also, grounds are maintained by the tenant, but its a small yard. They fertilize though.

My qualifications are a bachelors in engineering, and an MBA. I have owned 15 rental units for 10 yrs (sold them all 5 years ago). My brother is an attorney. I have earned, invested, and saved enough to be retired at 42. Yogo I was just trying to give you some advice if you were feeling trapped. I had great relationships with most of my tenants and my leases strictly protected my properties they were never for any amount of time.

Thanks, but I didn't need advice, just trying to see if anyone was looking for a house to rent.

We live in two different states with different laws, and I didn't say I needed advice, I was looking for a tenant.

Sorry Ben.. But have to reply. Thanks for the resume. I also have a degree computer science from university of IL, an MBA and working on my second masters for Info Systems mgmt. I know countless attys and I'm only 31. So thanks for ur input and resume. But ur not impressing anyone.

Yea I for get the correct term but I think its called sub leasing. When a tenant needs to move early they can find a new tenant to finish up the lease. 100% legal

Not at all legal if its stated in the lease that its not allowed (which it is stated in mine that you can't) or per state laws (IN is allowed but only per lease agreement).

Can this please go back to if you know someone reach out to me as opposed to useless legal advice?

Yea I just re read your older post and noticed u stated in your lease with the owner that u couldn't sub lease but he's allowing u to. Sounds like a nice guy....

Perhaps a written tour of the premises will get this back on a please-rent-my-condo path Ben? (Make sure you ask your realtor about help with subletting because sometimes they will list it for free as a thank you for buying from them)
