First off if you dont know im gonna be doing a 90 gallon tank. So anyways im going to have 2 sps-55 LED lights, then im going to have a mag 12 return. I probably will have a light in my sump for the chaeto, i have 2 tunzes 6100's. The tank is going to be on the main level of my house, I dont have central air but have window units, so you guys tell me with your experience do you think I will need a chiller?

Swap out the return pump for one with less heat (eheim) and you should be fine without a chiller.
That Mag 12 is going to be the thing that heats up your tank.

If temps are getting toward 83+ Id consider a chiller. 83 is fine, but if its really hot one day it could go dangerously high.
On a tank with LEDs all you would really need is a fan (if that).

Once temps go above 80 degrees are you willing to run your a/c 24/7? If not, get a chiller. I would never set up a tank without a chiller unless it was in the basement.

Not only is it the high temp but the temp swing. Going from say 79 overnight to a spike of 83 when the day heats up can be enough to bleach or kill coral.

STABILITY!!! Swings are worse than high temps. Shorelines can get pretty warm because of sunlight and shallowness, but the ocean STABILIZES the temperature at the same time. Just like swings in alk and Ca or pH are problematic, temp swings are problematic. Temperature in water changes density, soluability of things in the solution, and can cause osmotic shock because of the expansion and shrinkage of microscopic items.
